This is what we Do.
Construction Management Services and General Contracting
MODSET's pedigree consists of multi-decade careers in multi-family construction project management throughout the Western United States, giving our team a deep understanding of regional jurisdictions, building codes, and logistics. Our leadership has guided projects from early concept through final turnover, managing budgets, schedules, and quality on complex, multi-phased developments. MODSET is one of very few General Contractors who have successfully designed, constructed, and self-performed the set and assembly of multiple modular multi-family projects, giving us a hands-on perspective that many traditional GCs lack. Because we understand both conventional and modular construction, we can coordinate seamlessly with manufacturers, design teams, and field trades to reduce friction and rework. We operate as a Turn-key Modular General Contractor, taking responsibility for the full delivery of the building—from foundation through set, close-up, and final finishes. Our goal is to de-risk modular projects for owners and developers by providing clear communication, disciplined planning, and reliable execution in the field.
-

Pre-construction
MODSET’s pre-construction team helps you “get it right on paper” before fabrication begins. We support constructability reviews, pick plans, set sequencing, and milestone budgeting to prevent costly redesigns and delays in the field.
-

Modular Setting
Our experienced modular setting crews handle the critical phase of lifting, placing, and aligning your modules. We coordinate with crane, trucking, and site teams to ensure a safe, efficient, and clean set.
-

Staging Yard Management
MODSET sources, plans, and manages staging yards to receive, store, and track modules before they’re set. We handle site layout, logistics, and security so your modules are organized and ready when the crane arrives.
-

Prefabricated Steel Erection
We provide prefabricated steel erection services that integrate seamlessly with modular and podium construction. MODSET manages steel sequencing, safety, and quality to create a precise, set-ready structure for your building.
The success of a modular project is fundamentally decided in the Design and Preconstruction Phase, where key decisions impact cost, schedule, logistics, and building performance. MODSET’s Preconstruction and Project Management team works closely with your design team, GC of choice, or manufacturer to identify modular-specific constraints early and turn them into practical solutions.
Constructability & Feasibility Review
We review building layout, structural systems, and unit mix to ensure they’re compatible with modular fabrication, transportation, crane access, and site conditions.Pick Plan & Set Sequence Planning
Our team develops detailed pick plans and set sequences so every module has a clear, efficient path from manufacturer to staging yard to its final position on the building.Design Value Engineering & Milestone Budgeting
Through ongoing value engineering and milestone budgeting, we keep the design intent, manufacturing requirements, and the owner’s pro forma in alignment at each stage of the process.Coordination with Key Partners
We engage early with manufacturers, engineers, and GCs to align tolerances, connection details, and logistics before drawings are finalized.Risk Reduction & Predictable Delivery
By front-loading coordination and decision-making, we help you avoid costly redesigns, schedule delays, and on-site surprises once fabrication and setting begin, leading to a smoother, more predictable project delivery.
Our trusted crew of modular setters, supervisors, and carpenters ensures a successful set at the most critical stage of any modular project: the physical set and assembly of the modules. We focus on safety, precision, and efficiency so the rest of the project can proceed smoothly.
Specialized Modular Setting Crews
Our teams are experienced in complex modular sets, including tight urban infill sites, constrained crane radiuses, and multi-day set sequences.Crane, Trucking & Site Coordination
We coordinate closely with crane operators, trucking companies, and site teams to manage delivery windows, rigging, and on-site traffic.Alignment, Connections & Quality Checks
Supervisors verify module alignment, connection points, and temporary weather protection at each set, reducing downstream punch-list items and rework.Carpentry & Temporary Protection
Our carpenters handle temporary bracing, weatherproofing, and critical close-up details to protect the building between set and final enclosure.Safety-First Operations
Lift plans, communication protocols, and clear exclusion zones are central to our operations to protect workers, neighbors, and property.Efficient, Predictable Set Days
Through planning and field-tested workflows, we keep set days productive and organized, helping you hit key schedule milestones with confidence..
MODSET has the experience, network, and expertise to secure and manage staging yards that support successful modular projects. We treat the yard as a critical extension of the jobsite, not an afterthought.
Site Sourcing & Evaluation
We identify and evaluate potential yard locations near your project, balancing cost, access, permitting, and logistics needs.Lease Negotiation & Setup
MODSET negotiates lease terms with landowners and oversees initial site setup, including surfacing considerations, fencing, and basic infrastructure.Yard Layout & Traffic Flow Planning
Our team designs a yard layout that supports efficient truck movements, safe circulation, and clear module stacking and staging zones.Module Receiving & Tracking
We manage module receiving, documentation, and tracking so you always know which unit is where, and in what condition.Security & Protection
Security measures and protective protocols help safeguard modules from damage, weather, and unauthorized access prior to setting.Seamless Integration with Set Schedule
By aligning yard operations with the crane and set sequence, we reduce idle time, avoid bottlenecks, and keep your project moving on schedule.
Finding and coordinating a steel erection crew that understands modular and podium workflows can be stressful—MODSET removes that burden by managing the entire process. We integrate steel erection into the overall building and modular set strategy for a cohesive approach.
Integrated Steel & Modular Planning
We coordinate podiums, stair towers, corridors, and other prefabricated steel elements so they support the modular set sequence and connection details.Collaboration with Engineers & Fabricators
Our team reviews shop drawings, field conditions, and tolerances with structural engineers and fabricators to minimize discrepancies in the field.Precise, Set-Ready Structures
We focus on achieving accurate dimensions and connection points, ensuring the steel structure is truly set-ready for incoming modules.Safety-Focused Erection Operations
Lift planning, fall protection, and controlled access zones are built into our approach to protect crews and the surrounding environment.Schedule & Logistics Coordination
Steel erection is sequenced to support crane operations, site access, and subsequent trades, avoiding conflicts and out-of-sequence work.Single, Accountable Partner
With MODSET handling both steel erection and modular setting, you gain one responsible team ensuring the structure and modules come together as planned.
