Building details: The Kingfisher is Phase 2 of “The Parcel,” a 25-acre affordable housing development near the heart of Mammoth Lakes. Phase 2 occupies ~4.8 acres at the site’s northeast corner. It includes five residential buildings: a large four-story podium apartment building and four smaller three-story walk-up buildings. The 4-story structure has three residential levels over a ground-level parking podium and frames a central courtyard “green” that preserves mature pine trees. The four 3-story buildings line Inyo and Tavern Streets with ground-floor units featuring small covered porches to create a townhome-like streetscape. These smaller buildings have tuck-under carport parking and exterior staircases at each end; all ADA-accessible units are on the ground floor with direct accessible paths. All buildings use double-loaded interior corridors and flat roofs engineered for heavy snow loads common in Mammoth’s high-altitude climate.

Affordability: The project is being built using factory-fabricated modules that are shipped to the site and craned into place. This method accelerates the schedule and mitigates labor/weather challenges in Mammoth’s short mountain construction season. (For example, Phase 1 utilized approximately 100 modules that were set onto a concrete podium within a few weeks, and a similar modular approach is being employed for Phase 2.)

Amenities: The development offers a range of amenities for residents. Each floor of the podium building includes common facilities such as laundry rooms, gear storage lockers (for skis, bikes, and other equipment), lounge areas, and small “library nook” reading spaces. An indoor playroom is provided for young children, offering families a safe play space during Mammoth’s winter months. The ground floor of the main building features a lobby with on-site management office and indoor bicycle parking rooms for residents. Outdoors, a generous central green space forms the heart of the community – this landscaped courtyard preserves existing pine trees and provides passive open space for residents to gather, play, and socialize. Walking paths and seating in the green connect to the buildings, fostering a neighborhood feel. Street-facing units have small front porches, enhancing the pedestrian experience and encouraging neighborly interaction along the sidewalks.

Parking: Parking for Kingfisher Phase 2 is provided through a combination of under-building garage space, covered carports, and surface lots, totaling 221 vehicle spaces on-site.
