Building details: A six-story modular apartment building at 2853 West Blvd in the West Adams neighborhood of Los Angeles, at the northwest corner of West 29th Street and West Boulevard. The project replaces three 1920s duplexes with a new infill building containing 22 two- and three-bedroom units over a ground-floor garage and community space. The structure is composed of 48 prefabricated steel volumetric modules (plus modular roof elements) manufactured by West Modular and set on site by MODSET in only 5 days.
Affordability: Primarily market-rate housing utilizing Los Angeles’ Transit Oriented Communities (TOC) program. As part of the Tier 3 TOC incentives, 5 of the 22 apartments are deed-restricted affordable units: 2 reserved for Extremely Low-Income households, 2 for Very Low-Income households, and 1 for Low-Income households, all for a 55-year affordability term.
Amenities: Planned resident amenities include a ground-level community room and approximately 2,500 SF of open space, anchored by a ~1,345 SF rooftop deck on the sixth floor. The roof deck provides outdoor gathering space for residents and takes advantage of the building’s height and corner location.
Parking: The project provides 11 automobile parking spaces in a ground-floor garage, along with space for 28 bicycles.
