Building details: A three-story modular interim supportive housing village at the southwest corner of Branham Lane and Monterey Road in South San José. The project is the city’s largest interim housing community and one of California’s largest stacked modular Homekey sites, with 204 self-contained units of roughly 200 SF each on a 2-acre parcel. Units are based on the Office of Charles F. Bloszies’ Step(x) modular concept, designed by Devcon as design-build AOR, with volumetric modules manufactured by VBC in Tracy, CA and trucked to the site for installation. MODSET provided the engineered crane logistics, shipping, craning, and installation of the factory-built units.

Affordability: An emergency interim supportive housing project under California’s Project Homekey, serving individuals and couples experiencing homelessness or chronic homelessness, with a focus on very low-income and unsheltered residents in San José and Santa Clara County. The campus accommodates roughly 214–216 clients at a time.

Amenities: Resident-focused amenities include private non-congregate units with ensuite bathrooms, storage, and kitchenettes, plus 24 “family-flex” units for multigenerational adult families. Shared spaces include multiple laundry rooms, shared kitchens and dining areas, case-management and counseling offices, flex classrooms, privacy booths for telehealth and interviews, and a storefront for essential goods. Outdoor areas feature a pet park/dog run, serenity/quiet zones, a community garden, and landscaped courtyards, with roughly 30% of the built area dedicated to supportive services and 70% to residential units.

Parking: The project provides approximately 94 on-site parking spaces on the 2-acre parcel to serve staff, service providers, and residents.
