Building details: A six-story, 100% affordable modular mixed-use development at 2880 Alum Rock Avenue in East San José’s Alum Rock neighborhood, on a 1.32-acre site between South Capitol Avenue and South White Road. The project replaces a vacant commercial building and parking lot with two 5-story-over-podium buildings totaling 164 apartments over 7,000 SF of ground-floor commercial space. It is built from 162 volumetric steel modules manufactured off-site by Autovol and assembled on site by MODSET, for roughly 115,676 SF of gross floor area.

Affordability: The development is 100% affordable housing. Of the 164 units, 162 are restricted low-income units serving households between 30% and 70% of Area Median Income (AMI) under a 55-year affordability covenant; only two manager’s units are unrestricted. The unit mix is 92 studios, 58 one-bedrooms, and 14 two-bedrooms, with specific set-asides for extremely low-, very low-, low-, and moderate-income residents.

Amenities: Planned amenities include a rooftop deck/roof garden and on-site open space, as well as bicycle parking for both residents and commercial tenants. Community programming is anticipated on site, with the rooftop and common areas envisioned as landscaped social spaces that soften the six-story massing along Alum Rock Avenue.

Parking: The project uses San José’s reduced parking ratio of 0.5 spaces per multifamily unit for affordable, transit-oriented housing near frequent transit, resulting in roughly half a parking space per apartment plus bicycle racks.
